Understanding the Buyer’s Agency Agreement in Ohio

Buying a home is one of the biggest financial decisions you'll make. Having the right representation matters.

What Is Buyer Representation?

When you work with a buyer’s agent, that agent represents your best interests throughout the home buying process.

In Ohio, this relationship is established through a Buyer’s Agency Agreement, which simply outlines how we will work together.

It allows me to:

• Help you identify the right homes
• Provide guidance on pricing and market conditions
• Prepare and negotiate offers on your behalf
• Coordinate inspections and due diligence
• Guide you through the closing process

My role is to protect your interests and help you make informed decisions.

Why Do Buyers Sign an Agreement?

A buyer’s agency agreement creates a clear professional relationship. It ensures you have a dedicated agent representing you, not the seller.

It also allows me to invest the time and resources needed to help you find the right home.

My Buyer's Agency Agreement is simple and straightforward and can be tailored to fit your situation.

My Approach

I believe buyer relationships should always be built on trust and communication.

Before signing anything, we will sit down and review the agreement together so you fully understand how it works and feel comfortable moving forward.

In Ohio, real estate agents are required to have a written buyer representation agreement in place before touring homes with a buyer. This applies to every licensed agent, not just me. The agreement simply establishes our working relationship and ensures you have clear representation throughout the home buying process.

There is never any pressure. My goal is simply to make sure you are well represented and well informed.

Consumer Guide to Agency Relationships

You will also need to sign a Consumer Guide to Agency Relationships, which is a form required by the State of Ohio that explains the different ways a real estate agent can represent buyers and sellers in a transaction. This guide outlines the various agency relationships, including representing the buyer, the seller, both parties in a limited dual agency, or acting as a neutral facilitator. By signing the form, you are simply acknowledging that you received and reviewed the information so you can better understand how representation works and what role your agent will play in helping you purchase a home.
